Safe and Sound provides you with a clear and unbiased picture of the home with our non-invasive visual inspection. Our inspection process is continually evolving based on experience, training and education, and use of the latest technology available. Our inspector, Tom Gresham holds the designation Registered Home Inspector with the Canadian Association of Home and Property Inspectors (CAHPI), in addition to numerous other professional designations. He has completed 7000+ inspections during his 17-year career as a home inspector thus far, and possesses a total of 25+ years of industry relatable experience.

Your Safe and Sound Home Inspection will provide you with a picture of the property’s condition comparative to other properties of similar age, type, and location. The intent is to:

      1. Negotiate: Our report can serve as a valuable tool in negotiations with the seller. Report findings will assist you in requesting repairs or price adjustments prior to close of the sale.
      2. Highlight Present Issues: Our inspection will point out visible issues in the home, implications, and recommended corrective actions.

      A typical home inspection generally lasts between 3 to 4 hours on-site, excluding the time spent afterwards on report writing and review. We encourage you to meet the inspector on site to go over a full summary of the inspection findings in person. This will allow you to view and discuss any areas of concern first hand. Following the inspection, you will receive a comprehensive report sent via email for a fast delivery. A Safe and Sound report is typically 50 to 80 pages in length. Our reports include numerous photos for ease of reference. Our report also includes thermal images where applicable. A thermal imaging scan is completed free of charge with every home inspection. It is our company policy.

All Around Service

Customer service is key at Safe and Sound. Our relationship with you does not end with delivery of your inspection report. After your review we urge you to contact your inspector at any time, day or night to address any areas of concern, or that require further clarification. Real estate transactions are time sensitive, thus we regularly take calls after hours to provide our clients with the best possible service. Safe and Sound also provides a consultation service to our customers for any future questions you have regarding your home or maintaining it. This service is provided free of charge for as long as you own your home. A Safe and Sound Home Inspection is completed in accordance with the Canadian Standards Association Home Inspection Standard CSA A770 16.

Thermal Imaging

Infrared Thermal Imaging is a valuable tool that helps us observe thermal deficiencies and moisture related issues that may not be visible to the naked eye. A Thermal Imaging camera detects the amount of radiant energy emitted from a surface and creates an image that we can see visually. We primarily use Infrared Thermal Imaging to provide an indication of:

  • Moisture infiltration
  • Voids in insulation
  • Cold air infiltration
  • Heating system deficiencies
  • Plumbing system leakage

We complete a thermal imaging scan as part of every home inspection to help identify thermal deficiencies and moisture related issues. This service is also offered as an independent thermal imaging inspection for clients who wish to increase the energy efficiency of their home.
